Iron Fence Painting

Painting of the iron fences is addressed in the SECOND AMENDMENT TO DECLARATION OF COVENANTS. This amendment permits the HOA, (but does not obligate the HOA), to paint the iron fences that are owned by individual homeowners (paint only, not replace).

Phase II (Toulouse Ln and W Side of Versailles Ln) Spring 2024
Phase III (S and E side of Versailles and N on Diar) Spring 2025

COMPLETED
Phase I (inner circle of neighborhood) was completed on November 18, 2016.  
Phase II (Toulouse Ln and W Side of Versailles Ln) was completed on December of 2018 
Phase III (S and E side of Versailles and N on Diar) was completed on May 31, 2019

  • Homeowners do not have to be home while work is being performed.
  • All iron fences inside your yard and gates will be painted.
  • The street side of the fence along Keller-Smithfield and Bear Creek Parkway will not be painted.
  • As Good As New performs the work, using an airless spray.
  • Any scheduling updates will be announced via email from the HOA to homeowners in the impacted areas.

IMPORTANT REMINDER:  Your fence will only be painted if the following conditions are met.  Please carefully review the conditions below.

  • Homes being serviced need to make sure sprinklers near the fence are kept off during the day of painting and at LEAST 5 days after completion.  (HOA sprinklers will be kept off in the area as well.)
  • Be sure gate(s) is unlocked.
  • Ensure pets are kept inside and pet waste has been cleaned up.
  • Trim all landscaping 8-12 inches away from fence (fences that cannot be accessed due to vegetation will not be painted).
  • If you live along Keller Smithfield or Bear Creek Pkwy, trim the red tip photinias so protective cardboard can be placed between your fence and the bushes as protection against paint overspray.
  • Ensure any/all decorations (lights, art, etc) are removed from the fence.  
  • Make sure outside power outlets are working.
